What types of commercial finance do you arrange? +

We arrange a wide range of commercial finance including owner-occupier business mortgages, commercial investment mortgages, short-term bridging loans, property development finance, SSAS lending, and portfolio refinancing. No two deals are the same, and we work across the whole market to find the right solution.

How long does commercial finance take to arrange? +

Timescales vary depending on the type and complexity of the finance. Bridging loans can complete in as little as a few days in straightforward cases. Commercial mortgages typically take 6–12 weeks from application to completion. We'll give you a realistic timeline at the outset once we understand your requirements.

What is the difference between a bridging loan and a commercial mortgage? +

A bridging loan is short-term finance, typically used to complete a purchase quickly or while longer-term funding is arranged. It's repaid from the sale of an asset or refinancing. A commercial mortgage is longer-term lending secured against a commercial property, typically repaid over 5–25 years through regular repayments.

Do you work with limited companies and SPVs? +

Yes. We regularly arrange commercial finance for limited companies, special purpose vehicles (SPVs), LLPs, and individual investors. Many of our lenders are comfortable with complex ownership structures, and we'll identify the right lenders for your specific entity type.

Is commercial finance regulated by the FCA? +

Most commercial finance is not regulated by the Financial Conduct Authority. However, some bridging loans and certain types of buy-to-let mortgages may be regulated depending on the circumstances. We'll always clarify the regulatory status of any product we recommend before you proceed.
